Design and Build with Murray Homes
Do you have your own section or very specific needs? You can work with our design team to create the right design for your site and your budget.
Here's how it works:
- We take time to understand your requirements and the specifics of your site and will give you an initial estimated price range for your building project often based on one of our hundreds of previously built designs from our plan
library.
- From here, you work with our experienced Architectural Designer to establish a detailed design brief. Our design team will then develop the brief after visiting the site and will produce a design sketch plan for you incorporating your ideas and
our experience.
- Once you have considered and approved the sketch plan you sign a design agreement and pay a small plan deposit. We then prepare a full set of working drawings and a detailed specification for your home from which we undertake a
detailed costing and provide you with a fixed price contract.
- When you confirm your contract to build with Murray Homes, the plan deposit that you paid is applied against the full deposit due. If you choose not to proceed, we keep it.
- Some clients express concerns about making deposit and progress payments. At Murray Homes we hold your deposit in a solicitors trust account until your foundation and floor are complete. We also make sure that at all times you have paid
no more than the value of the work completed on site. Combine this with the added assurance of a 7 year MasterBuild Guarantee and you can relax in the knowledge that your investment is safe.
The design and build process provides absolute flexibility for you to pick and choose exactly what you want in your home and our process provides you with full, up front understanding of the costs involved before we start building. As with the Home and
Land package process however, there are compromises to be made.
- You must either own or be able to purchase and hold your section.
- The design process will take much longer than if you were to choose a pre designed package and you must be prepared to make many decisions along the way. (With guidance from us of course).
- You must understand that we cannot give you a confirmed start date until all design work is completed and your building consent has issued
- We cannot give you a fixed price contract until all of your design and specification choices have been finalised.
Whether you choose a home and land package or to design your home from scratch with our design team, some expectations remain the same:
- We expect our customers to be "realistic buyers" who want to build a strong working relationship with us. We expect you to listen and learn, ask questions when you don't understand something and most of all, make decisions quickly.
- Most of all, we expect that you want a brand new, well designed, modern home, delivered within the promised time frames and at a known price. We hope that you want a fun and personal building experience where we all get to know each other along the
way.
