About the Building Process
The building process starts with your first thought that a brand new home designed and specified to your exact needs and budget is an interesting idea. You then need information. The process follows
like this
>> Make a list of possible builders or building companies and search the web for information and contact details
>> Think about whether you want the support and guarantees and price advantages of an established, branded building company or the individual attention of a self managed relationship with a building contractor
>> Choose a range of potential builders and make contact for an initial consultation. At Murray Homes we can offer a complete scope consultation including establishing your budget, assisting with sourcing land in the
location you want, developing land for you, designing and pricing your new home, assisting with arranging finance for your contract and full project management. One of our consultants would be delighted to walk
you through the process in easy to understand steps.
* Make your choice of builder
* Source and secure your section or land for building on
* Choose a pre designed library plan or
* Commence the design process with our architectural designer
* Make modifications to the plan if you choose
* Finalise your sketch or library plan
* Design quotation and pricing (about 2 weeks unless a pre priced library plan)
* Contract documentation sign up
* Finance approval (if required) and confirmation of your contract
* Payment of deposit (held in trust until a foundation is down)
Then the fun really begins........
* We finalise your plans and submit for building consent - this process can take up to 2-3 months to conclude.
* While we wait, you finalise your product choices colours and specification we need this to be done prior to construction start.
* The consent issues and we commence construction - usually within 2 weeks of issue.
* Construction starts with site set out, profiles and scrape and usually takes 14-16 weeks to complete. During this time we will update you once per week with a progress report just to keep in touch.
* We give you a final possession date about 3 weeks out from full completion. At this point you can make all of the arrangements to move in on that day as we almost never miss.
* We get the house ready, arrange the final code compliance inspection and arrange a walk through with you one week prior to final payment and possession.
* The construction phase ends when you make your final payment and take possession of the home.
* From there the cosmetic tidy and MasterBuild Guarantee provisions take over just to ensure that you have hassle free enjoyment of your brand new home.
